What areas of the Outer Banks do you work in?

We can help you search from Manteo up to Carova (the 4 wheel drive area).  We specialize in Southern Shores up to Carova.  We only work in purchasing and selling real estate; we do not work in vacation rental management.

Should I use my own lender or someone local?

You can absolutely use the lender of your choice!   I recommend talking with local lenders as well, as they routinely work with people purchasing second homes or investment properties.  (I learned that lesson personally!)

Is it expensive to live on the Outer Banks?

The median price of a home is $300,000.  Compare this to other coastal areas and the Outer Banks is a pretty affordable place to live.  

What about living there year round?

After the 200,000+ vacationers head back home, the remaining nine months of the year are delightful.  Things slow down in the off-season.  A lot of restaurants and businesses close for a much needed rest after a busy tourist season while others move to winter hours.  Living on an island truly has its pros and cons, but there is something really nice and calming about the quiet of the off season.

Can I fly directly into the Outer Banks?

Yes and no.  There are several small aircraft airports on the island.  For commercial airlines, the closest airport is in Norfolk, Virginia.  It is a little over 1.5 hours from Norfolk International Airport to the Wright Brothers Memorial Bridge into Kitty Hawk.  

What about bonfires on the beach?

Bonfires are not allowed on the beaches of Corolla, Duck, Southern Shores, Kitty Hawk or Kill Devil Hills.  Nags Head requires a permit.  

 
Can I drive on the beaches?

Yes, but not all the time.  Always air down your tires (it’s the law), mind the beach speed limit, be respectful of others on the beach, and NEVER drive on the dunes. 

  • Carova Beaches require a parking permit from Memorial Day to Labor Day to park on the beach.  No permit is required to drive on the beach. Pay attention to your surroundings and traffic patterns.  Also check the tides before venturing onto the beach for a drive.  
  • Corolla and Kill Devil Hills allow driving on the beaches from October 1-April 30.
  • Nags Head requires a permit to drive on the beaches from October 1-April 30.  
  • Southern Shores and Kitty Hawk never permit beach driving.
Can I take my pets on the beach?

Each area has its own regulations regarding pets.  You are always responsible for cleaning up after your pet no matter where you are.  It is unacceptable to bury feces in the sand or put it in the ocean. 

  • Corolla – Dogs are allowed on the beach with a year round leash law, meaning your dog must be on a leash at all times.  
  • Duck – Doggos are allowed on the beach unleashed, but as a matter of public safety and courtesy, they should be under the watchful eye and contact of their owner. townofduck.com 
  • Southern Shores – Dogs are not allowed on the beach from May 15-September 15.  Southern Shores has a year-round leash law.  
  • Kitty Hawk – Dogs are allowed on the beach.  From the Friday before Memorial Day until the day after Labor Day, between the hours of 10:00 am – 6:00 pm, dogs must be on a leash no longer than 6 feet in length.  Dogs may be taken off leash only if they will not disturb other people on the beach.  They must be controlled by the handler, who must remain within 30 feet of the dog at all times.  Leash must be with the owner/handler at all times. townofkittyhawk.org 
  • Kill Devil Hills – Between May 1 – September 30 of each year, no dogs shall be permitted on the public beach between the hours of 9:00 am – 6:00 pm unless being used to aid a handicapped person. At all other times, no dogs shall be permitted on the public beaches except upon a leash and under the control of the owner or handler.  (Ord. 15-1, passed on June 8, 2015). kdhnc.com/faq.aspx 
  • Nags Head – Dogs are allowed on the beach year round with a leash.  Owners/handlers are responsible for maintaining control of their pets at all times.  Horses are allowed on the beach from October 1st – April 30th.
